REPAIR TEAM:
I-Beam Reconstruction Management has been engaged by your Homeowners Association Board to provide Construction Project Management and Construction Concierge Services to help facilitate these repairs. Our contact information and the details of our project blog/website are listed below. The Reconstruction Team involved in performing and overseeing your repairs consists of team members from A.C. Enterprises Construction and I-Beam Reconstruction Management. Key team members include:

Once the project is underway, information about the field crew assigned to this project will also be distributed. All A.C. Enterprises crew members working on the property will have either uniforms, badges, or other identifying clothing such as work vests, so that residents will know and can be reassured that they work for the Association's contracted vendor.
IMPORTANT: Please know and understand that exterior repairs can be disruptive and inconvenient to live with. It will be noisy and at times dusty. You will hear and see workers outside your unit. You may feel vibrations when the crew is sounding the stucco and cracks. And work may even affect your unit with wall repairs, if any are needed. To prepare yourself effectively, to set expectations about what will/will not be repaired, and to understand what will be required of you to assist the repair team in making these repairs, we encourage you to READ ALL PROJECT UPDATE EMAILS, BLOG POSTS, and POSTED NOTICES, and RESPOND TO ALL REQUESTS FOR RELOCATION OF PERSONAL PROPERTY FROM UNIT BALCONIES OR PATIOS, OR OTHER CONSTRUCTION-RELATED REQUESTS, PROMPTLY. Doing so will prevent costly delays which could filter back to property owners as fines from the HOA, and will also help avoid property damage that can easily be prevented by prompt action on the part of residents in moving personal belongings out of the way, such as furniture, pots, plants, irrigation, landscape lighting, etc. We hope to avoid any such delays and damage, but we need YOUR assistance in doing so.
LANDLORDS: For unit owners with tenants it's important that you notify your tenants promptly of any construction-related updates. While the HOA has contact information for most tenants and we will be including tenants in all project updates, landlords remain contractually responsible to their tenants as the lessor in the owner-tenant relationship. Likewise, the HOA's legal obligation is to the unit owner/member and not to their tenant. I-Beam will endeavor to include all residents in all updates. However, failure to notify tenants, sub-tenants, or roommates does not waive the HOA's obligation to make repairs or their right to perform work.
PROTECTING YOUR PRIVACY: As with window washing, these repairs will be done off extension swing stages. Residents who are concerned about crews seeing into their units while this work is being performed should keep their blinds/drapes closed.
MATERIALS BEING USED: You may keep your windows open while the crews are working on the building facade AS LONG AS they are open only a few inches, so they are just shy of the swing stages. NOTE: The products being used to seal the facade and to caulk around the windows are not especially smelly (SIKA Sikagard 550W Elastocolor high performance elastomeric sealant, Sikaflex 15LM high performance urethane caulking/sealant). However, if you are sensitive to smells you may wish to keep your windows closed for the duration. You may review all project Material Safety Data Sheets (MSDS) here or by clicking the link in the right sidebar from within the blog.
There will be many additional updates as the project progresses, but if you have ANY questions in advance of the repair work starting, please direct them to I-Beam's Construction Concierge Chris Alcorn. Chris will be available to answer and assist with any and all questions or concerns you may have about the repairs. You may call the Concierge hotline ANYTIME day or night and Chris will return your call during posted concierge desk hours (TBD and scheduled shortly). Your questions and concerns are important to us, so we will endeavor to respond within 24-hours or less:
